Handover expert
What is involved in the building handover of a bathroom?
Handover inspection of the bathroom
A detailed inspection of the bathroom is carried out by Saniso, with a building expert or a specialist in sanitary installations.
The inspection checks if the bathroom meets the agreed specifications and if the installations have been properly executed.
Checking the finishes
The tiling must be neat and precise, with no visible errors or damage.
The finishing of the walls, floors, and ceiling must meet the agreed specifications.
The door and windows must close properly and be well-finished.
Any baseboards and finishing strips should be neatly and securely installed.
Checking sanitary ware and installations
All sanitary fixtures (toilet, shower, sink, bathtub, etc.) must be correctly installed and functioning properly.
Faucets must be leak-free and operate smoothly.
Drainage and water supply systems must be properly connected without any leaks.
Hot and cold water must be correctly mixed, and the temperature of the shower or faucet must be adjustable.
Check the operation of the ventilation and extraction systems in the bathroom to prevent mold.
Waterproofing and leaks
The bathroom, especially the shower and bathtub, must be waterproof, especially around drains and connections.
The sealing of the floor and walls (e.g., with sealant) must be done carefully to prevent leaks.
Check for water leaks around the shower, bathtub, and other sanitary fixtures.
Heating and electricity
Check if the underfloor heating (if present) works well and if the temperature settings are correct.
The bathroom lighting must function properly and meet the standards for bathroom lighting (e.g., IP protection against moisture).
Any electrical outlets should be safe and comply with the standards for wet environments.
Safety and compliance
The correct materials must be used, suitable for wet areas, such as waterproof tiles, special bathroom paint, and rust-resistant fasteners.
There must be proper ventilation (mechanical or natural) to prevent condensation and mold growth.
All electrical installations must meet the regulations for bathrooms (e.g., the correct RCDs and protection class for lighting).
Use slip-resistant materials for the bathroom floor to prevent falls.
Documentation and warranties
The contractor should provide documentation for the materials used, such as tile or floor finishing specifications, and any inspection reports from the installations (e.g., from the plumber or electrician).
Warranty conditions for sanitary products (faucets, showerheads, etc.) and installations should be handed over.
What must be complied with during the building handover of a bathroom?
Waterproof finishes and sealing
The bathroom must be waterproof, especially around the shower, bathtub, and toilet. This applies to both the floors and the walls.
The seams must be properly sealed, and no water should get behind tiles or other areas, which could lead to mold or water damage.
Proper installation of sanitary ware
All sanitary fixtures must be securely installed and function correctly. This includes the toilet, sink, shower, bathtub, and faucets.
No leaks should occur at the pipe connections.
Safety
All electrical installations must be safe and suitable for use in a wet area.
Lighting should comply with the protection class requirements for wet rooms.
Electrical outlets must meet the required standards for bathrooms (e.g., moisture protection).
Ventilation
The ventilation system in the bathroom must work well to regulate humidity and reduce condensation.
A functioning ventilation system or extractor fan should be present to prevent mold growth.
Aesthetic finishes
The finishes must be neat and as agreed, with no defects such as loose tiles, crooked lines, or visible damage.
The floor must be slip-resistant and suitable for wet areas.
Use of appropriate materials
The materials must be suitable for bathroom use, such as waterproof paint, rust-resistant fasteners, and moisture-resistant tiles.
Handover
If everything meets these requirements and standards, the bathroom can be formally handed over and is ready for use. In case of any defects, the contractor may be asked to address them before the handover is finalized.
